Good Faith Estimate of Fees & Screening Criteria
In accordance with the Utah Truth in Renting Act (2021), landlords and property managers are required—prior to accepting an application fee or any other funds—to provide prospective tenants with a good faith estimate of rent, fees, and screening criteria.

This Good Faith Estimate serves as an addendum to the property listing marketing.
Application Charges
Application Fees
$45 per applicant, age 18 or older (including spouses)
Co-signers, if required, must also submit an application and pay the application fee.
Application fees are non-refundable.
Pet Screening
$20 for the first pet
$15 for each additional pet
Renewed annually
Security deposits are typically higher when pets are approved.
Support & Service Animals
No fee for reasonable accommodation requests.
No additional security deposit or monthly rent for approved support or service animals.
Screening Criteria
All screening criteria must be met by all occupants and roommates.
Applicants are encouraged to review the Rental House Screening Criteria prior to applying.
Late Fees & Violation Charges
Late Fees
5% of the outstanding balance at 5:01 p.m. MT on the 5th of the month.
Plus $10 per day thereafter.
Total late fees will not exceed 10% of monthly rent.
NSF (Returned Payment) Fees
$20 service fee.
$15 collection fee.
Total: $35 per returned payment, plus applicable late fees.
Legal Notices
If legal notices are required due to nonpayment or lease violations:
All associated costs.
Plus $50 per notice served.
Utility-Related Fees
Actual utility costs billed if utilities are not transferred into the tenant’s name.
$50 utility accounting fee per bill received due to non-transfer.
HOA Violations
Actual fine assessed by the HOA.
Plus a $25 administrative fee.
Lease & Property Violations
Lease break: up to the entire security deposit.
Smoking in a smoke-free property: up to the entire security deposit.
Unauthorized pets:
$50 per day per violation.
Plus up to the entire security deposit.
Administrative & Maintenance Fees
No response fee: $50 per occurrence if the tenant does not respond by the end of the next business day.
HVAC filter non-replacement:
$50 fee.
Plus a minimum of $100 in HVAC system damages.
Renter’s Insurance Compliance
If renter’s insurance is expired or proof is not on file, a $25 fee will be charged each time follow-up is required.
Miscellaneous Charges
Lease Modifications
$250 for approved midterm lease changes.
Property Inspections
$50 when an inspection is required due to a violation.
Mailbox Keys
USPS owns cluster mailboxes and may charge a fee for mailbox keys.
Tenants are responsible for obtaining replacement keys directly through USPS if needed.
Payment Convenience Fees
Online payments through the tenant portal are subject to third-party processing fees:
Credit Card: 3.49%
Debit Card: $9.99 flat fee
eCheck / ACH: No fee (paid by Cox Realty)
Cash is not accepted.
PayNearMe electronic cash payments are available for a $3.99 transaction fee.
Security Deposit & Repairs
Security deposit deductions are based on actual damages beyond normal wear and tear, unpaid rent, unpaid utilities, and other charges permitted by the lease and Utah law.
Repair costs vary depending on the scope of damage, labor rates, materials, and availability of vendors.
Cox Realty provides tenants with a Cleaning and Damage Addendum that outlines estimated costs for cleaning and repairs if a home is not returned in acceptable condition. These estimates are provided for transparency and to help set expectations.
Actual charges are based on the condition of the property and may be calculated using vendor invoices when available, or reasonable estimates when invoices are not received within required timelines. All deductions comply with Utah law and are itemized accordingly.

Refunds are available only if:

Financial terms were materially modified after disclosure.
Requests must:

Be submitted in writing,

Be made within 5 business days of receiving a lease, and
-
Be submitted before signing the lease or taking possession.
